Why PM Optimization?
The demand for greater asset reliability and cost reduction has most of us turning to our PM Programs for relief. The challenge is what to do once you get there. We have all heard of PM Optimization. What is it?
Some Maintenance & Reliability practitioners feel they are doing PM Optimization when they ask for feedback from the Maintenance Crafts, and then actually use that feedback (at least this time) to update the PM! It is a great start, but it lacks structure, engineering and consistency. Although they may have the greatest of intentions, how do we know what they are telling us is based on what is good for the equipment and good for the business? And whose name will be on the bottom line if the machine fails next week?
Others gravitate toward in-depth failure analysis techniques such as RCM (Reliability-Centered Maintenance) or FMEA (Failure Modes & Effects Analysis), or other so-called "light" versions of these. While these techniques provide a much more complete solution, they are extremely time-consuming. Additionally, the people that usually know the best, the Crafts, usually get pulled off of the project to tend to an "emergency" before the project is complete. Or worse yet, become bored or lose interest before it is done! Crafts perform best in action, not analysis.
Finally, what is the outcome that most expect to get from their optimization processes? The most common answers are "extend the frequency/interval between PMs", or "remove this task, it is not value-added in its current state." Some go as far as to practically guarantee greater reliability, but at what cost in analysis paralysis? It becomes easy to lose site of the goal when up to your neck in data.
